NatWest can use regular bonuses and commission when the income is supported by the required payment history.

  •   Up to 100% of a regular monthly bonus may be used when supported by three consecutive payslips and year-to-date earnings.
  •   Quarterly bonuses may be considered at 100% using the latest four payslips showing each payment.
  •   Annual or twice-yearly discretionary bonuses are limited to 50% and require a two-year history.
  •   Commission normally requires the latest three consecutive payslips, supported by year-to-date income.

How Does NatWest Assess Company-Director Income?

NatWest treats limited-company directors with a shareholding of at least 20% as self-employed and normally assesses salary or directors’ remuneration plus dividends.

Where the latest income has remained stable or increased, NatWest averages the latest two years. Where income has decreased, the latest year is used. Dividends must not exceed the company’s post-tax profit, while retained profit and repayments of directors’ loans are excluded.

What Does a NatWest Borrowing Example Look Like?

Consider a hypothetical sole applicant with a £75,000 basic salary and annual discretionary bonuses of £20,000 and £16,000 in the latest two years. The average bonus is £18,000, but NatWest’s 50% limit would produce £9,000 of usable bonus income, giving total assessable income of £84,000.

At 70% LTV, a requested £450,000 repayment mortgage would equal approximately 5.36 times that income. It sits below the possible six-times cap, but loans, credit-card balances, dependants, pension contributions and household expenditure could still reduce the final amount.
