Twenty-five years is a long time to trust someone with your finances. For a Bayswater homeowner with a high-value property and a self-employed income, that relationship felt solid — until the moment it mattered most. When their mortgage was due to expire and time was running short, their bank of a quarter century couldn’t deliver. A self-employed remortgage at this level needs a lender who understands how to assess the income, not one that wastes weeks before admitting it can’t help.

What was the situation?

The client owned a substantial property in W2, Bayswater, with a mortgage approaching the end of its term. Three months remained. Their long-standing bank — with whom they had both personal and business accounts spanning 25 years — had assured them the remortgage would be straightforward. Weeks passed. Then came the confirmation that the bank couldn’t assist after all.

By the time we received the call, the window was narrow and the pressure was real.

What was the challenge?

The core complexity here was the combination of a high loan value against a self-employed income structure, and the need to move quickly. The previous lender had already burned through weeks of the available time. Any repeat of that process would have left the client with an expiring mortgage, no agreed product, and very limited options.

Speed was not a luxury. It was the whole brief.

There was also a structural requirement to consider. The client anticipated a property sale within the next two years, which meant locking into a standard repayment product with early redemption charges would have created a costly problem down the line. The right solution had to account for what came next, not just the immediate need.

Proprietor James Blackler is at the top of his game in the mortgage business: he knows his stuff backwards and is able to achieve fantastic results in double quick time. Our re-mortgaging went like a dream thanks to his early input and we cannot recommend him highly enough.

What did we do?

The first step was straightforward: an Agreement in Principle was issued within 24 hours of the initial call. The full application followed the next day.

The lender selection was deliberate. Not every lender in the market takes a flexible view on interest-only for high-value self-employed cases, and fewer still combine that flexibility with a fast underwriting process. The lender chosen here had both. Their interest-only policy accommodated the client’s income profile, and their track record on turnaround time was well established — something that only becomes clear through repeated experience placing cases at this level.

The product itself was structured around the client’s known timeline. A two-year tracker at 0.25% above base rate, with no early redemption penalty, gave the client the breathing room to sell the property within their intended timeframe without facing a financial penalty for doing so. There was no point securing a competitive rate on a fixed product if leaving it early would cost more than the saving was worth.

Self-employed income documentation and tax returns were reviewed in full before submission, so the application was clean and complete when it landed with the underwriter.

What was the outcome?

A mortgage offer was issued in 8 working days.

The client secured a two-year interest-only tracker at 0.25% above base rate, with no early redemption charges. The product fits the timeline, protects the exit, and costs nothing extra to leave when the time comes.

Three months of uncertainty, resolved in under two weeks.
